Q: What is the shelf life of silicone roof coating?
A: Silicone roof coatings typically have a shelf life of 12 months from the date of manufacture. Once expired, the product may fail to cure properly after application. Each container carries a production date code that indicates when it was manufactured. Contractors should verify the date code before purchasing or applying any liquid-applied coating, and distributors should rotate stock to prevent expired material from reaching the field. Coating with an unusual consistency — thick, lumpy, or separated — should not be applied without manufacturer verification.


At the end of every year, two of the largest roofing distributors in the country write off more expired liquid coating material than any other product category in their inventory. That’s not a rumor. That’s something John McDermott, VP of Sales at Karnak Liquid Applied Roofing Solutions, hears directly from the industry. And it has real consequences out in the field.

What expired coating actually does

Liquid coatings have shelf lives. Silicone coatings, in particular, have a shelf life that — once exceeded — affects the product’s ability to cure. John described one specific case: an aged-out silicone coating was applied to a commercial roof. Under normal conditions, silicone cures within hours. This batch was still liquid a month later. It never cured.

That coating is still on a roof somewhere. It has to be removed.

How it happens

Distributors carry hundreds of SKUs across shingles, modified bitumen, TPO, PVC, and a long list of other products. Many of those products have shelf lives measured in years or even decades. Liquid coatings are different — one-year shelf lives are common. When a distributor brings in a large quantity and it sits, by the time a contractor buys it, the product may already be out of date.

The contractor doesn’t always know. The container looks the same. The product may look similar. It goes on the roof, and the problem only becomes apparent when the coating doesn’t perform.

What to do about it

John’s guidance is straightforward:

  • Every container of liquid coating has a production date code. Learn how to read it.
  • Know the shelf life of the specific product you’re purchasing, not just a general category. Shelf lives vary by formulation.
  • If you’re buying from a distributor and the product has been on the shelf for a while, ask. A good distributor will rotate stock. A good rep will help you verify.
  • If the product has an unusual consistency — John used the phrase “cottage cheese” as one warning sign — don’t use it. Call the manufacturer before it goes on any roof.

As John put it: “100% of the things we talked about today are preventable. And 100% of them can kill your profit.” Expired material is one of the most avoidable of all of them.
